If you're selling, renting, or building a property in the UK, you’ve probably come across the term EPC, short for Energy Performance Certificate. But what is it — and why does it matter?

What Is an EPC?

An EPC is a document that shows how energy-efficient a property is. It gives the building a rating from A (most efficient) to G (least efficient) and includes information on how to improve energy performance.

When Do You Need One?

  • Selling a home

  • Landlord renting to tenants

  • Applying for green energy grants

  • Marketing a property

By law, an EPC is required in all of these cases unless the property is exempt.

Why Is It Important?
